More new homes coming on Lorraine Road, SR 70


A new popular and family-friendly community in East Bradenton, Avaunce is about to embark on Phase 2 of construction. The name means ‘move forward’, ‘move forward’ and there is a waiting list for available homes.

Located in the northwest quadrant of the intersection of Lorraine Road and State Road 70, the neighborhood debuted in early 2019, with large, affordable homes. Once completed, Avaunce will be closed for added security with clicker code access.

The community was developed by KB Homes, a national company based in California. The company has 60 years of experience in the US real estate market and 15 years on the Gulf Coast of Florida. Past projects include Stoneybrook in Venice, the Isles of Tuscany in Punta Gorda, and Coves of Estero Bay in Fort Myers. His most recent business is Heron Bay in Palmetto.

Avaunce is a new gated community in the northwest quadrant of State Road 70 and Lorraine Road in Manatee County.  It has no CDD fee, but offers access to some Lakewood Ranch facilities.

Avaunce has two separate entrances on Lorraine Road, each with attractive signage flanked by two tall gray stone columns. Leading into the neighborhood, the lanes form the legs of 59th Circle East and surround a pretty lake like a horseshoe. With two more ponds in the northern section, most homes have attractive water views.

KB Homes offers buyers six floor plans, ranging from 1,541 to 3,016 square feet of living space, with three to six bedrooms and two to three bathrooms. The most popular model, 2333 – the company doesn’t name its models, just lists them by square footage – won multiple awards at the 2019 Sarasota Manatee Parade of Homes, including Best Overall and Best in terms of curb appeal, cuisine, floor plan and architectural details.

Six floor plans are available to buyers at Avaunce.

“People love the extra bedrooms on the Model 2333 to convert it into an office or playroom or keep it for out of town guests,” said Merryl Koven, an agent for Sara Bay Real Estate.

Buyers can personalize their home and take advantage of KB Homes’ in-house design studio, with different options for cabinets, light fixtures, appliances and window coverings. “Because the designers work for the company, they don’t impose unwanted extras on their clients. They just want you to be happy, ”Koven commented.

Avance homes are Energy Star certified.

She loves Avaunce and intends to introduce several of her northern shoppers to the neighborhood.

To build strong, personal relationships with its clients, KB Homes calls future residents every week while their homes are being built and sends them videos showing the progress. The construction of new houses takes eight months.

As the first builder to make every home Energy Star certified, KB Homes has their homes tested and verified by third-party inspectors to meet EPA certification standards. As a result, homes are both energy efficient and water efficient, resulting in substantial savings on utility bills.

Another financial benefit is that Avaunce has no fixed-term contract fees and homeowner’s association dues are low – only $ 105 per month. “There aren’t a lot of amenities – the fee covers the community pool and cabana, key-coded doors, and lawn irrigation,” Koven said. “However, residents do have access to Lakewood Ranch facilities, including dog parks and soccer fields. Not all communities in the region have this.

Avaunce has a relatively low monthly fee, which covers modest amenities including a clubhouse and swimming pool.

According to Koven, 50 percent of Avaunce residents are transplant recipients for other U.S. states, including California and Ohio, a mix of retirees, people still working, and families with children. Parents love the A-rated district schools – Gullett Elementary, Lakewood Ranch High, and R. Dan Nolan Middle, less than a mile south on Lorraine Road.

Residents also like the location. Premier Sports Campus is less than one mile at the end of 59th Avenue East. The 140-acre facility has 23 mixed-use fields for activities ranging from Frisbee to soccer and football. The shops and restaurants of Ellenton and Lakewood Ranch are 10 to 15 minutes away.

This 5 bedroom, 3 bath home with an open floor plan and a two car garage at 14375 59th Circle E. in Bradenton is on the market with an asking price of $ 570,000.  The 3,022 square foot home is the only resale currently in Avaunce, which is entering its second phase of construction.

Within three miles of the freeway, it’s convenient to get to Tampa and St. Pete, or southern Sarasota County. Lorraine Road provides quick access to the Fruitville Road corridor and it is planned to link it to Clark Road. Downtown Bradenton and Sarasota and the beaches of Anna Maria Island are all within easy driving distance.

Prices for new construction in Avaunce range from $ 370,990 to $ 452,990. There is also a resale on the market right now, a 5 bedroom, 3 bathroom home with 3,022 square feet under air for $ 570,000.
